APE and energy class: how to read the data without misunderstandings

The Energy Performance Certificate describes the performance and energy class of the property according to a regulated methodology. It is not a forecasted bill nor a guarantee on future consumption, which also depends on usage, climate, rates, and maintenance.

Check property identification, validity, class, non-renewable energy performance index, services considered, and recommendations. The national scale ranges from A4, most efficient, to G, least efficient. The document must be prepared by a certified professional according to applicable rules.

Comparing two properties

Don't stop at the letter. Verify surface area, purpose, systems, climatic zone, construction period, and services included in the calculation. Two homes with the same class can have different characteristics and usage costs.

Recommendations and works

The suggested interventions are technical indications to be explored. Before translating them into budget or increased value, inspections, projects, estimates, building compatibility, and verification of available incentives are needed.

Use in the listing

Reported class and index must match the valid document. If the APE is being updated, the status must be managed correctly and not replaced with a commercial estimate. In the dossier, keep the file, code, date, and issuing entity; on the site, display only publishable data.

• What historical consumption data is available and what habits do they refer to?
• Are there any planned or anticipated interventions?
• Does the APE accurately identify the unit visited?
